Great company. I called on a Sunday night because my furnace wasn’t working. The repair person was here first thing on Monday morning. Absolutely fantastic. He was friendly and knowledgeable and got my furnace running very quickly. He then reviewed various options with me for the future. It was very easy to send my payment via Zelle. Could not have gone better.

Three times, my experience with Suburban Heating and Cooling has exceeded my expectations. The first time I found them as a quick search, my heat went out on a Saturday morning. He was here at 9am that day to fix it. Kind, prompt, and knowledgeable. He explained what he was doing, what he thought about my old furnace, and we agreed to keep fixing it.

City and suburban came recommended to me when my furnace kept going out several years ago. My landlord was sending his guy to fix this chronic issue where it kept going out, they'd fix it, it'd go out again. It was a very cold winter for me. Rob responded quickly to my message and set up an appointment. He came, identified the problem, double-checked his work and was back with…

The process · 6 steps

What happens when you call

From the first call to a warm apartment, in six steps

01/ 06

  1. 01

    You call, Rob listens

Tell us the make of the furnace or condenser and what it's doing. A good description often narrows it down on the phone.

  2. 02

    Pick a time

We're available 24/7. If your building has rules on access, like elevator or work hours, tell us and we book around them.

  3. 03

    On-site diagnosis

The technician finds the actual fault: ignition, pressure, refrigerant, airflow or controls.

  4. 04

    Honest price, repair first

You hear the price before any work. If the unit has years left, we say so and repair it.

  5. 05

    We fix it

Repairs done on the spot where the part is on the van. Installs are scheduled and quoted separately.

  6. 06

    Good to go

The system is tested through a full cycle before we leave, and you know what to watch for.

Scope & price · 6 factors

The same repair costs differently in a two-flat, a cottage and a storefront

We don't publish a price book, and we're not going to invent one here. What we can show you is what moves the number.

How we price

  • The person who diagnoses is the person who quotes.
  • You hear the price before any work starts.
  • No flat-rate price book, no commissioned adviser.
  • Where the unit has years left, the quote is for a repair.

"What does a new furnace cost?"

$6,807Chicago median

Median reported value of 81 central-furnace replacement permits in Chicago over 24 months. That's the whole project's construction value, not a quote. Yours depends on the factors below.

Factor · why it changes the work

  1. 01

    Below-street basements

Many Pilsen houses sit below the raised street, so the boiler or furnace is in a low basement and access sets the time.

  2. 02

    Boiler or forced air

Pilsen's 19th-century brick two-flats often still heat with a boiler and radiators, a different job from a furnace repair.

  3. 03

    Older equipment

In Pilsen's oldest flats the first job can be finding the part, or telling you straight when there isn't one.

  4. 04

    Cooling without ducts

Pilsen's boiler-heated flats have no ducts for central air, so cooling usually means ductless mini-splits.

  5. 05

    Shops on 18th Street

Bakeries and restaurants run rooftop units and kitchen make-up air, so visits are booked around opening hours.

  6. 06

    Repair or replace

The biggest swing of all. Where the unit has years left, we say so.

The permit record, honestly · Pilsen

Why you won't find us in the City's permit file

Chicago doesn't require a permit to repair, diagnose or maintain heating and cooling, which is most of what we do. This is what the City's permit file does show for Pilsen, and where it comes from.

Data sourceCity of Chicago building permits (dataset ydr8-5enu), 13 Oct 2024 to 14 Oct 2026, inside the Pilsen boundary on this page: 737 permits, of which 12 mention HVAC equipment. Shown as counts, never by address.

The honest context

Call (773) 238-3838
4.98 204 Google reviews

Since 1952Family owned, licensed, NATE-certified

01Is the old boiler in my Pilsen two-flat worth repairing?

Often it is. We diagnose first, and where the boiler has years left, we say so. Replacement is quoted only when the repair stops making sense.

02How far is your shop from Pilsen?

About three miles. The shop is at 1225 N Cleaver St in West Town, and Ashland Avenue runs from there straight into Pilsen. Rob runs the calls himself.

03Can you work on a furnace in a below-street basement?

Yes. Tell us when you call that the basement sits below the street, so we know about low ceilings and tight stairs before we arrive.

04Does HVAC repair in Chicago need a permit?

No. Chicago doesn't require a permit to repair, diagnose or maintain heating and cooling. Permits cover installs and construction, so a company's permit count says little about its repair work.

05What are your hours?

Our working hours are 24/7. Call (773) 238-3838.
